A Desktop Appraisal is an appraisal and research process that uses a digital software to collect: tax records, multiple listing services (MLS), a collection of property photos and any additional data are used to compile a comprehensive appraisal report to determine valuation.
The appraiser will follow all covid-19 protocols from the CDC and are fully vaccinated.
A drive-by or exterior appraisal means the appraiser does not enter the house. Instead, the appraiser will make a visual inspection of the property from the road or driveway. In some cases, may need to walk around the exterior to get a better visual of the house to take the needed photograph and document any noticeable damage, defects, and normal deterioration.
The appraiser will then use court records, county records, previous sales data, and comparable properties will all be considered when they are determining the property’s value.
